Arriving at the Ocean House

Do you have an elevator?
There is NO ELEVATOR ON SITE. 

Do you offer parking?

Our parking lot is located on 1st Ave. We have a limited number of parking spaces available on the property. Guests can park on a first come first serve basis. Parking spaces are not guaranteed. If you park in the lot, your car can remain there throughout your stay, but if you move the car from the lot during your stay, another guest can park in the vacant space.

We require that every guest who parks on the property display an Ocean House parking pass on their dashboard. You can obtain one from reception. 

*A guests car must be removed from the Ocean House lot on day of check-out NO LATER THAN 12PM*

What is the parking like off site?
All visitors to Spring Lake during the summer months should be aware that Spring Lake has a year-round ordinance that prohibits nighttime parking in the community between 3 a.m. and 6 a.m., except on the east side of Ocean Avenue in the diagonal parking spots. In addition, illegal daytime parking on the beach is strictly enforced. All state parking laws apply; parking in zones where the curbs are yellow is also prohibited.

The city's Third Avenue Business District hosts several sidewalk sales each summer that draw many people downtown. Visitors to Third Avenue should know that there is a three-hour parking ban from 9 a.m. to 6 p.m. every day except Sunday.

The Ocean House is located one block from Ocean Ave between Sussex and Mercer Ave. Meter free parking around the Ocean House is available, you just need to park your car on the east side of Ocean Avenue in the diagonal parking spots before 3am if there is no space left in our parking lot.

Checking into the Ocean House

What time is check-in?
Check-in is from 3PM to 9PM

Can I check-in earlier than 3PM?
To request early check-in, please call us at (732) 449-9090 if you wish to check in earlier than 3pm to confirm. Early check-in between 1:00pm and 3:00pm is free, anything earlier will incur a fee.

Can I check-in later than 9PM?
If you are checking in later than 9pm please call us at (732) 449-9090 to confirm. If you arrive after 9pm and we have confirmed, send us a message when you are 30 minutes from the Ocean House.

Where do I check-in?
If you enter through the main entrance, reception is through the large double doors on the left hand side, past the two lounges. If you enter through the side doors from the parking lot, walk through the dining room and go to the doors on the left side of the dining room to get to reception.

What happens at check-in?
Step 1:
We will ask you for your ID and credit or debit card.
Step 2:
We will ask you to confirm your reservation details as well as you car make, color and state of the license plate (if you drove down) before signing and dating the Ocean House Reservation Receipt.
Step 3:
We will charge your card the rest of the balance of the stay when you check in. You will ONLY be charged again at the end of your stay if additional purchases are made after check-in.
Step 4:
We will give you a parking pass to put on the dashboard of your car if you have driven to us by car, so that we know that the car belongs to a guest if you park in our parking lot.
Step 5:
We will give you a breakfast menu for each occupant in the reservation to fill out for breakfast the next morning and explain how to complete the menu.
Step 6:
You will receive a set of keys with two keys on a chain. One key is for the room, the other key with the yellow stripe is for the property doors in case you are outside the property late at night after we have locked the exit doors and you need a key to get in.

What time is check-out?
Check-out is at 11AM

Can I check-out later than 11AM?
To request late check-out, please text or call us at (732) 449-9090 if you wish to check out later than 11AM to confirm. A late check-out will incur a fee.

Where do I check-out?
If there is no outstanding balance on the reservation, which guests can see in the email they receive before 11AM on the morning of check-out, they can simply hand in their keys at reception and leave. Don't forget to remove your car from the parking lot by 12 noon!


Can I still use the amenities after check-out?
This depends on how many guests we have on site and checking in that day. Please discuss with reception on the morning of check-out before 11am.
Does each room have a private bath?
Yes, every guest room at the Ocean House has its own private bathroom attached to the bedroom. Some rooms have showers only, others have both a shower and a claw foot bath and the rest have a shower/bath combination. 


Are there TV's in the room?
Each room has a TV with cable connection.

Do any rooms allow for more than two guests?
Yes, our Queen and King Deluxe rooms can accommodate a third guest with a separate day bed in the room. Our King Suite rooms can accommodate a third guest with a separate living room with a pull-out couch for guests between 12 and 18 years old. Our Double Queen room can accommodate up to 4 guests with two queen beds.

My room is located in the Annex, what does that mean?
The annex rooms are located on the side of the building next to the parking lot through the double doors at the end of the veranda. They have a separate entrance and you do not have to go through the main building to get to the annex. If you exit the main building through the main entrance or the the dining room entrance, turn left and continue to the end of the veranda which will lead you to the doors of the annex. The rooms in the annex are the same as the main house and are considered quieter as they are not near the lounges or dining room.

My room is located in the Main House, what does that mean?
The rooms of the main house are located in the main building. You can access the stairs in the main house to get to your rooms by entering through the main entrance or the dining room.

What are the quiet hours?

The Ocean House offers several amenities!

Breakfast
Breakfast is included each morning of a guest's stay and served in the dining room on the ground floor. At check-in guests will receive the breakfast menu for the following morning but it is also texted to them earlier in the day. The breakfast menu will always be available at the front desk to fill out as well as texted. We have included a simple version of what is always on the menu below but it changes everyday with new additions.

How do I connect to the WIFI?
If you have booked through Airbnb or Booking.com, the WIFI information will be shared with you on the platform once you have booked. The WIFI details are texted to the guest on the day of check-in. We also have the WIFI details on a sign hanging next to reception.

Amenity Location
As you walk past the front desk down the hallway that runs along the back of the dining room, the first door on the left will take you outside to the back porch, not the guest veranda, that faces the Ocean House private driveway. From the back porch you have access to the three guest refrigerators, the ice machine room, the clean beach towel bin, next to the bin where you should throw your dirty towels, and the beach chairs and beach bikes. The outdoor shower is located at the far back right of the Ocean House private driveway, not in the guest parking lot. You can reach the outdoor shower from the back porch by going down the stairs and turning right.

The dining room is located next to the staircase of the main house. Hot coffee is available in the dining room starting at 5am, with a variety of milks and half/half in the mini fridge. After 10am we offer iced water, iced tea or lemonade. Throughout the day, guests have the ability to purchase lite snacks in the basket and soda in the mini-fridge.

Cancellation requests for refunds 8 days or more prior to the customer's stay will incur a transaction fee of 8% of the deposit amount that the customer will be required to pay. The deposit to book a stay with us is worth one night stay plus taxes on the reservation.

*Customers may convert their reservation deposit into a gift certificate valid for 5 years at no charge.*

Cancellation requests for refunds,
within 7 days prior to the customer's stay, will incur a transaction fee of 50% of the total amount of the stay that the customer will be required to pay.

Cancellation requests for refunds
within 72 hours of the customers stay will incur a transaction fee of 100% of the total amount of the stay that the customer will be required to pay.

*The Ocean House B&B policy agreement is mandatory for all guests to sign prior to their arrival or at check-in.*

We only allow children 12 and older in reservations.
ONLY documented and certified service animals are allowed on property and they must be approved by the Ocean House prior to arrival, documentation will be required.

Emotional support animals and pets are unfortunately not permitted on the property.
